Owner Management Services

Management fees are 10% of the monthly rental amount

Rental fees are the first month’s full rental payment amount

Property Management Services Provided:

  1. Advertise the property for lease
  2. Show the property to prospective tenants
  3. Run credit report, income verification, and rental reference verification
  4. Background reports available
  5. Prepare and execute lease
  6. Prepare move-in inventory check list
  7. Collect security deposit
  8. Collect rent to be disbursed to Owner after deduction of any expenses and leasing fee
  9. Enforce evictions
  10. Physical inspection of property
  11. Site visits (drive by periodically)
  12. Consultation
  13. Oversee all residential and commercial properties:
    1. Receive and dispatch maintenance calls 24/7 and call in repairs to appropriate vendors
    2. Process and approve all invoices for payment
    3. Participate with Owners in remodeling projects and problem solving
  14. Act as liaison when needed with Owners/Tenants
  15. Final inspection of property after Tenant moves out

  3. Preparation of reports for Owner – mailing on/around 10th of each month. Each monthly report will include copies of any and all invoices paid that month
